{"id":334,"date":"2023-09-15T09:18:47","date_gmt":"2023-09-15T09:18:47","guid":{"rendered":"http:\/\/atac-pm.com\/?p=334"},"modified":"2023-10-06T12:08:41","modified_gmt":"2023-10-06T12:08:41","slug":"cas-5","status":"publish","type":"post","link":"https:\/\/atac-pm.com\/es\/casos\/cas-5\/","title":{"rendered":"CAS 5"},"content":{"rendered":"<div id=\"modal-ready\"><p><strong>CASO 5<\/strong><\/p>\n<p>Un Cliente nos encarg\u00f3 la reforma de un local de PB en el Clot dentro de un Proyecto de cambio de uso a vivienda e hicimos el presupuesto en base al Proyecto Ejecutivo del Promotor. El Proyecto no contemplaba ninguna intervenci\u00f3n estructural pero se ten\u00eda que derribar un tabique existente longitudinal que estaba situado aprox a 1\/2 de la luz de vigas forjado que iban transversalmente de medianera a medianera.<\/p>\n<p>Antes de comenzar el derribo avisamos al T\u00e9cnico Facultativo del riesgo que ten\u00edamos con la retirada del tabique longitudinal porque realmente las viguetas de madera se apoyaban totalmente fruto de la flecha adquirida a lo largo del tiempo. El riesgo de asentamiento del forjado era muy grande.<\/p>\n<p>De acuerdo con el T\u00e9cnico Facultativo hicimos una primera prueba retirando s\u00f3lo un tramo de 2m del tabique que afectaba 4 viguetas de madera. De forma pr\u00e1cticamente instant\u00e1nea provoc\u00f3 unas micro-fisuras a ra\u00edz de z\u00f3calo a los tabiques m\u00e1s cercanos del piso superior en la zona afectada.<\/p>\n<p>Demostrado el riesgo al que nos expon\u00edamos procedimos conjuntamente con el T\u00e9cnico Facultativo a buscar una soluci\u00f3n de refuerzo de todo el forjado por la parte inferior y luego ya pudimos derribar el tabique con tranquilidad.<\/p>\n<p>Hicimos evitar males mayores y realmente el Arquitecto Responsable de la Obra nos lo agradeci\u00f3 mucho. El problema vino m\u00e1s por la parte del Promotor, que no ten\u00eda mucho margen para adicionales y un espanto de esta magnitud s\u00f3lo de comenzar el derribo no deja indiferente a nadie.<br \/>\n\u200b<\/p>\n<p><strong>\u00bfQu\u00e9 deber\u00edamos haber hecho?<\/strong><\/p>\n<p>Este caso del emplazamos dentro de los siguientes apartados del Proyecto Global:<\/p>\n<p>FASE DE PLANIFICACI\u00d3N<\/p>\n<p>Fase donde se planifican las compras, los proveedores y el cronograma de ejecuci\u00f3n.<\/p>\n<p>Licitaci\u00f3n con varias constructoras o especialistas directos.<\/p>\n<p>Cuando hicimos licitar esta reforma e hicimos una visita al inmueble ya tomamos conciencia del riesgo inherente de retirar el tabique.<\/p>\n<p>En nuestra oferta no dejamos ninguna alerta al Promotor del riesgo de la intervenci\u00f3n en el tabique y por tanto no tuvo opci\u00f3n de re-estudiar el proyecto para mitigar el impacto del imprevisto. Tambi\u00e9n es verdad que lo termin\u00f3 asumiendo con deportividad porque fue plenamente consciente de que el desastre pod\u00eda haber sido notable.<\/p>\n<p>CONTROL Y SEGUIMIENTO<\/p>\n<p>Fase que abarca todo el ciclo de vida del Proyecto donde se recogen todos los controles y validaciones de cualquier aspecto del Proyecto.<\/p>\n<p>Control de riesgos<\/p>\n<p>Funcionaron nuestras alertas de control de riesgos.<\/p>\n<\/div>","protected":false},"excerpt":{"rendered":"<p>CASO 5 Un Cliente nos encarg\u00f3 la reforma de un local de PB en el Clot dentro de un Proyecto de cambio de uso a vivienda e hicimos el presupuesto en base al Proyecto Ejecutivo del Promotor.
