Inicialmente se manten\u00eda la distribuci\u00f3n y la reforma consist\u00eda en hacer todos los revestimientos e instalaciones nuevas, sin tocar tabiques. Todo apuntaba a tramitar s\u00f3lo un enterado dado que el cliente ten\u00eda prisa para iniciar las obras y a\u00fan m\u00e1s para terminarlas. En las dos primeras reuniones en el inmueble con el cliente coincidimos con un vecino de la escalera con cara de pocos amigos, el saludo que se cruzaron no fue muy amigable. Avisamos al cliente que cualquier cambio que quisiera hacer de distribuci\u00f3n nos pod\u00eda poner en un compromiso si el vecino lo denunciaba al Ayuntamiento. El cliente nos dijo que no nos preocup\u00e1ramos y que \u00e9l se ocupaba.<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\">Y dicho y hecho, hicimos derribar el primer tabique para cambiar la distribuci\u00f3n y ya tuvimos al vecino acompa\u00f1ado del Presidente de la Comunidad dentro de nuestra obra indic\u00e1ndonos que no ten\u00edamos permiso para este tipo de actuaci\u00f3n y que detuvi\u00e9ramos las obras. Toda la planificaci\u00f3n comprometida, nervios por parte del cliente y estr\u00e9s generalizado.<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><strong><span class=\"wixui-rich-text__text\">\u00bfQu\u00e9 deber\u00edamos haber hecho?<\/span><\/strong><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\">Este caso del emplazamos dentro del siguiente apartado del Proyecto Global:<\/span><\/p>\n<ol class=\"font_8 wixui-rich-text__text\">\n<li class=\"wixui-rich-text__text\">\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\">FASE DE DEFINICI\u00d3N<\/span><\/p>\n<\/li>\n<\/ol>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\">D. Fase inicial del Proyecto donde se recogen los objetivos del cliente, las reglas del juego, los participantes o involucrados y los riesgos principales.<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\">D7. Identificar los riesgos principales del Proyecto<\/span><\/p>\n<p class=\"font_8 wixui-rich-text__text\"><span class=\"wixui-rich-text__text\">Teniendo casi la certeza de que el cliente terminar\u00eda pidiendo modificar distribuci\u00f3n y constatado una amenaza con el vecino, ten\u00edamos que haber activado de inmediato la Redacci\u00f3n de Proyecto para tramitar un Comunicado Directo, comenz\u00f3 la obra con el enterado y de momento no tocar ning\u00fan tabique hasta al menos la aprobaci\u00f3n del Proyecto por el <a href=\"https:\/\/www.arquitectes.cat\/\">COAC<\/a> y el ingreso en el Ayuntamiento.<\/span><\/p>\n<\/div>","protected":false},"excerpt":{"rendered":"<p>CASO 1 Un cliente nos encarg\u00f3 la reforma de un piso en Sarri\u00e0.
